Strata management software
One record of the work at every strata, from one council to the next
Managemate is the operating record for the work between council meetings. Your strata managers log each update once, council members see the updates in a weekly digest, and the report to council is generated from the same updates.
Mapleton quote received: $4,746 incl. tax, including root pruning, a root barrier and a 2-year warranty. Hot Paving was $5,401.40 without the root work. Recommending Mapleton; recommendation and both quotes are linked. Council approval needed by Oct 23 to hold the Oct 27 start.

Built around how strata corporations are run
When owners ask for records
Owners can ask a strata corporation for its records, from minutes and contracts to reports and correspondence. Managemate isn’t an owner portal, but because records are kept with the work they relate to, your team can find what’s asked for without depending on who filed it.
The report to council, in your terms
The report’s section headings and terminology can be set to match how your management company reports to council, and it’s generated from the updates logged during the period.
Self-managed stratas too
A council can subscribe directly, with council editing included, so council members record the strata’s work and prepare their reports themselves.
Alongside the strata software you already use
Managemate works alongside the accounting system you use for strata fees, budgets and payables, and the portal owners use for requests, notices and bookings. It covers the work between council meetings that those systems weren’t built to track, and you keep both.
For strata management companies
Leadership receives a morning overview of what’s due, overdue or aging at each strata corporation. Each strata manager logs an update once, and it reaches council’s digest, the report to council and the strata’s history. A first strata corporation can be running in as little as three weeks, working back from its next council meeting.
“If this doesn’t tell board members that their manager is working for them, I don’t know what else could do as much with so little effort. It also goes beyond protecting the manager; it protects the directors’ fiduciary responsibilities.”
Victoria Kaye, Principal and Lead Condo Manager, Hamilton Kaye Integrated Management Inc.
Pricing
Management-company pricing starts at $1 USD per strata lot per month, with read access for council members included.
Strata corporations can also subscribe directly, including self-managed stratas, paying monthly by the number of strata lots, with council editing included and a $39 USD monthly minimum.
Questions strata managers and councils ask
What happens when council changes at the AGM?
New council members are given access to the strata’s account and can see its shared history from their first day. When a council member leaves, their access is closed and the records they created stay in place.
Does Managemate replace our strata accounting software?
No. Your accounting system stays in place for strata fees, budgets, payables and financial statements. Managemate keeps track of the work around them, and documents such as the approved budget can be filed in the strata’s record.
What do council members see?
The strata’s record, as your team does: its work, updates, notes and documents, with a weekly digest of the updates. Owners and residents don’t have access.
What happens when a strata manager leaves?
The work stays with the strata. The incoming manager finds its full history, the open work and the dates coming up.
What happens if a strata corporation moves to another management company?
Your company receives a copy of that strata’s data. If the council would like to keep using Managemate, it can ask to transfer the account into the strata corporation’s name under its own subscription.
Can a self-managed strata use Managemate?
Yes. A council can subscribe directly, with council editing included, and each council member is trained during onboarding, in a group or one on one.
