Priced per unit, with your board members included
Managemate is billed monthly for each unit at the properties you manage, with no long-term contract, so the cost follows your portfolio as properties are added or leave.
For management companies
$1 USD per unit per month
Paid by the management company for each property it brings onto Managemate. Whether you pass the cost on to your clients is your decision.
Included
Add-on, board editing
$0.25 USD per unit per month, with a $39 USD minimum per property, for boards that also want to create and track their own work. You decide which properties it suits.
For association boards
For boards that use Managemate without a rollout by their management company, pricing is tiered by the size of the property, so the price per unit falls as the property gets larger.
Advanced plan
$2.50 USD per unit per month for the first 40 units, $1.50 for units 41 to 125, and $1.20 for each unit above 125, with a $39 USD monthly minimum. It includes full access for your manager, and your board members can create and track their own work as well as follow the manager’s.
Example
A 100-unit association pays $190 USD a month, and a 200-unit association pays $317.50 USD.
Premium plan
From $179 USD per property per month, added to the Advanced plan. We monitor an inbox for your property and file the documents that arrive, tagged and linked to the right vendors and work, so your records stay organized without anyone at the property doing the filing.
Onboarding
Onboarding is a one-time fee of $399 USD per property. It covers setting up the account and roles, training your users, board members included, bringing in up to 250 files of core records, such as governing documents, the last year of board packets and minutes, the current budget, reserve studies and active project files, and recreating your last board packet and manager’s report in Managemate.
The records are organized so they can be found by vendor, date, topic, common area, asset, unit or lot. Files beyond the first 250 are $1 USD each, with discounts for larger migrations.
For management companies, each user added after a property’s onboarding, such as a new community manager or the board members elected at an annual meeting, is set up and trained for a one-time fee of $25 USD.
Questions about pricing
Is there a contract?
There’s no long-term contract. Plans are billed monthly and continue month to month, and you can cancel with 30 days’ notice.
What counts as a unit?
We count residential and commercial units or lots. Parking and storage spaces aren’t counted, even where they’re titled as separate units.
Do board members pay to use Managemate?
No. Read access for board members is included in every plan, so board members don’t pay to see their property’s record.
Are taxes included?
Prices are in US dollars and don’t include applicable taxes.
What happens to our records if we leave?
At the end of a subscription, on request, we provide a full copy of each property’s records and documents at no charge.
Do you offer other services?
Additional services, such as further training or exports of records during a subscription, are available at our standard rates.
