Priced per unit, with your directors included
Managemate is billed monthly for each unit at the properties you manage, with no long-term contract, so the cost follows your portfolio as properties are added or leave.
For management companies
$1.05 CAD per unit per month
Paid by the management company for each property it brings onto Managemate. Whether you pass the cost on to your clients is your decision.
Included
Add-on, board editing
$0.25 per unit per month, with a $49 minimum per property, for boards that also want to create and track their own work. You decide which properties it suits.
For condo boards
For boards that use Managemate without a rollout by their management company, pricing is tiered by the size of the property, so the price per unit falls as the property gets larger.
Advanced plan
$2.65 per unit per month for the first 40 units, $1.60 for units 41 to 125, and $1.25 for each unit above 125, with a $49 monthly minimum. It includes full access for your manager, and your directors can create and track their own work as well as follow the manager’s.
Example
A 100-unit condo pays $202 a month, and a 200-unit condo pays $335.75.
Premium plan
From $199 per property per month, added to the Advanced plan. We monitor an inbox for your property and file the documents that arrive, tagged and linked to the right vendors and work, so your records stay organized without anyone at the property doing the filing.
Onboarding
Onboarding is a one-time fee of $499 per property. It covers setting up the account and roles, training your users, directors included, bringing in up to 250 files of core records, such as governing documents, the last year of board meeting packages and minutes, the current budget, reserve fund studies and active project files, and recreating your last board meeting package and management report in Managemate.
The records are organized so they can be found by vendor, date, topic, common element, asset and unit. Files beyond the first 250 are $1 each, with discounts for larger migrations.
For management companies, each user added after a property’s onboarding, such as a new manager or the directors elected at an AGM, is set up and trained for a one-time fee of $29.
Questions about pricing
Is there a contract?
There’s no long-term contract. Plans are billed monthly and continue month to month, and you can cancel with 30 days’ notice.
What counts as a unit?
We count residential and commercial units. Parking spaces and lockers aren’t counted, even where they’re titled as separate units.
Do directors pay to use Managemate?
No. Read access for directors is included in every plan, so directors don’t pay to see their property’s record.
Are taxes included?
Prices are in Canadian dollars and don’t include applicable taxes.
What happens to our records if we leave?
At the end of a subscription, on request, we provide a full copy of each property’s records and documents at no charge.
Do you offer other services?
Additional services, such as further training or exports of records during a subscription, are available at our standard rates.
